Connected properties are quite rare today. Out of all properties, only a handful are equipped with indoor systems that are integrated with the building infrastructure. In Stockholm, it is estimated that only 6% of the properties are equipped with 4G mobile indoor systems. This modest percentage of connected properties highlights the significant potential for indoor mobile systems in the future, as it will be a requirement for further development within digitalization, smart buildings and overall business day-to-day operations. The few property owners who have installed an indoor system, where the tenant pays extra, most often raise the rent surcharge rather than the base rent itself.

The rise of start-ups, co-working offices and remote work has led to increased reliance on insecure Wi-Fi networks, with employees often bypassing security measures like VPNs. The shift in work environments have strained enterprise security, especially for smaller companies that normally don’t have their own IT team. Numerous cyber breach reports, and increased costs now call for a future-proof alternative supporting a changing work landscape.

As the push for sustainability accelerates, a hidden challenge is emerging in modern real estate: poor indoor mobile connectivity in energy-efficient buildings. Low-emission materials like high-performance glass reduce environmental impact—but also block mobile signals. Our report “The challenge of mobile connectivity in green buildings” explores this issue across several green-certified commercial buildings in Sweden, the UK, and Denmark. Covering 1.5 million square meters, the study reveals a significant coverage gap. Buildings equipped with indoor mobile systems achieve up to 97% coverage, compared to just 65% without. As green building standards become the norm, addressing indoor connectivity will be an increasingly important part of the conversation.

This paper makes the structural case for dedicated indoor mobile infrastructure. It explains why outdoor mobile networks can no longer reliably serve modern buildings, why the operator-led model is unable to close the gap at scale, and why neutral host infrastructure is the practical, competition-neutral response.
